Greetings 3chosen! Excellent question! I believe that the condition mentioned in verse 23 is more of a "promise" than a condition, but the use of the Greek word if (ese) is interesting in this verse and in many others in the NT. I remember a fellow Forum member, Tim Moran, doing a study on this very topic and question a while ago, and I would suggest that you would do a "Search" for Col. 1:23, or do a search for the verse and Tim's name in the "Search" box at the right so that you can find that thread.
